When it comes to setting up your own business you may want to consider leasing a property rather than buying one. The main advantages of leasing office space include the fact that it requires less of a financial investment and it allows you a lot more freedom because you are not tied to a location. But the main disadvantages are the fact that the building will never be yours and you will be just throwing money down the drain. The following are some of the other things that you will have to consider when leasing an office space.
- Make sure that the space you are renting is sufficient and that you can afford to pay the rent out of your current finances. Don’t lease office space on the expectation that you will be making x amount of pounds in a couple of months.
- Make sure you fully understand the lease contract. You need to pay extra attention to the clause where it tells you how the lease can be terminated by either party. You want to make sure that the landlord cannot evict you at the drop of a hat nor should the contract tie you into something which you cannot get out of.
- If you will be having customers coming by to visit then you have to find out whether or not you are allowed to advertise outside the building. Don’t take the ability to do this for granted.
- If your landlord has more than one unit to rent in the same building make sure that he won’t be renting one of them out to one of your competitors.
- It is always best to have an expert glance over your leasing contract if possible. That way you can be sure the contract is ok.
Irrespective of the actual work you do, office space for the admin side of things is vitally important.
